Closing Day

If you have come this far, then this means that it is almost time for a congratulations, but not yet. Do not forget to tie up these loose ends:

Home Services and Utilities.

We will provide a list of useful numbers for the activation of home services and utilities after the closing occurs.

Be Prepared.

We are ready to assist you should an unforeseen glitch pop up, even at this last stage. Something at the property breaks down, or some other minor detail – no need to worry. We have encountered these problems before so we know how to handle them efficiently and in a stress-free manor.

Final Walk-Through Inspection.

More of a formality than anything else, the final inspection occurs the day before or the day of the closing. The buyer visits the property with the realtor to verify that everything is in working order, that everything is the same as when the buyer last viewed the property, and that there are no extra items left behind. The realtor will ensure that everything is working, items included in the contract are in the house, the floors are swept, and garbage is taken out and disposed of.

Closing.

The Buyer’s Lawyer reviews the Agreement of Purchase And Sales. The lawyer conducts a title search to ensure no liens or issues affecting property ownership, typically two weeks before closing. The lawyer coordinates with lenders to ensure mortgage funds are available and properly registered. The lawyer reviews the purchase agreement, confirming all conditions (financing, inspections) are met and verifying financial adjustments. The lawyer prepares the necessary legal documents, including the deed and Statement of Adjustments, to detail the transaction’s financial aspects. The lawyer collects funds from the buyer and arranges their transfer to the seller’s lawyer on closing day. Lawyers exchange legal documents, keys, and funds. The buyer’s lawyer registers ownership and any mortgage in the Land Registry Office. The lawyer ensures all payments are made and the buyer receives a clear title, often providing a transaction summary report. On Closing Day, th buyer signs all necessary documents, including the mortgage and transfer of title.
